New Home Builders, that people would ignore or wouldn't believe the truth about being
represented by a licensed realtor, and that I would lose potential clients.
Well, In my view, one of the main reasons I created this website was to make finding and
buying a home easier. Secondly, I think people will understand the message about the
importance and advantages of retaining a licensed representative when dealing with a
builder. I mean, with there being no out of pocket costs for having a professional on your side,
it makes the decision a 'no-brainer' -- there is no reason not
to hire a REALTOR.... My favor is to ask that
you consider using me as your buyer's agent in the purchase of a new home and help me
prove to my colleagues that I am not nuts! :-) "

When
buying a Newly Built Home...
Please
remember, when purchasing a newly built home from a new home builder, buyers have
the right to be represented by a Real Estate Consultant. And, more importantly, there
is NO COST to the buyer for this important representation and it does
not effect the sales price! When a new home buyer is not represented by a licensed agent,
the builder simply pockets the extra fees.
It
just simply does not make sense to "go it alone" when buying something as
important as a new home. To arrange for your representative, simply enter into a Buyer Broker Agreement with new home

Important: Please remember that
your agent/consultant must be with you the first time you visit
a new home site. Because the builder would rather A) pocket the allotted sales commissions
and B) retain more control over your transaction, they will only allow you to have a
Buyer's Agent in their transaction when the agent accompanies you to and signs in as your
agent at the home site on your first visit. |
